Short Sale or Workout Plan?


In Real Estate investing circles I have run across investors who seem to want to do a Short Sale on a home at all cost (to the homeowner). Sorry folks but my conscience doesn't allow me to hit the jackpot if someone is put out of a home that could have been saved by loan adjustments or modifications. If I know of a way to save a home I certainly educate the homeowner. I would rather lose the opportunity than my moral conscience.

A Short Sale isn't always the "only" option. Surprisingly I find some homeowners who haven't even bothered to call their lender who may be able to offer a workout option. I usually recommend they do and sometimes even offer to do it for them (at no cost). Perhaps my generosity will prevent me from ever earning my due but it's my contribution to humanity or my "pay it forward".

If you want to do what's best for the homeowner to check with the lender before proceeding with a Short Sale. The current crisis is causing changes in available modifications and loan types. You may lose the Short Sale option but will be rewarded when you help a family keep their home. In real estate investing there will likely be another pre-foreclosure opportunity just around the corner.

Original Short Sale Tools for Foreclosures

I created two unique products for Short Sales using Excel. As far as I know their are no others like it. I call it a Short Sales Calculators.

One Calculator shows all expenses a bank will have if they foreclose and own a home as opposed to their expense if the approve a Short Sale. If you estimate the expenses correctly it almost always proves to the bank they get more money with the Short Sale. In most cases holding cost, repair expenses, real estate agent fees, etc. are quite costly, especially in todays market. When you prove the numbers you improve your chances of getting approval.

The second Calculator allows you to type in the price you'd like to sell a property for to an investor. The result shows how much you will make and after rehab or resale the potential profits an investor makes.

Formulas are preset so all you have to do is type in the numbers and they add or multiply as needed. This is a nifty tool and I've kept it probably a lot cheaper than it should be. Check it out on my web page along with 2 other good Short Sale products. Click Here

The Effect of Bail Out Money on Short Sales


President Obama said something interesting tonight in his State of the Union message concerning bad loans. He said the government is going to help those who have been "responsible". What he means by the word responsible remains to be seen. One thing I think we can all count on is there will be plenty of Short Sales to go around if the government is NOT going to bail out the irresponsible. Also there is a huge number of investors in trouble and so far no promise that they'll enjoy any bailout money. Once the full effect of housing aid is realized I think things are going to move very fast for those with the knowledge and willing to do Short Sales.

SHORT SALE DELAYS

In the past Loss mitigators typically took a long to begin the process required to do a Short Sale. Even a proactive homeowner who hires someone with Short Sale experience the likelihood of success is minimal. Now with the saturation of Foreclosures on the market that's not expected to improve once lenders once again consider doing Short Sales.

I don't see where they'll be any significant improvements to the process but perhaps there will be more willingness on the lenders part to approve rather than deny a Short Sales.

In the meantime continue to educate and improve your submission process as much as possible now while waiting. At least if there is a delay it won't be caused by you.

Banking Stimulus Effects on Short Sales

Another update on how the Banking Stimulus will affect Short Sales. Last I read major lenders likely will hold back on additional Foreclosures until early March awaiting news from Washington.

The government would like to see more restructuring of homes to prevent additional foreclosures and are expected to provide incentives to make that happen. At this point even if there isn't another foreclosure on the market there are literally TONS of homes sitting on the market for sale by lenders. Currently almost 10,000 homes are being foreclosed daily. With that said Short Sale opportunities should still be around for a long time.

Will the Stimulus Help or Hurt Short Sales?

This Stimulus Bill seems to change by the minute so you'll have to stay tuned to see what is finalized in the Bill concerning the housing market and how it will affect Short Sales.

The last I heard was not good news for the distressed homeowners or their lenders. Forget the BIG $15,000 tax credit for home buyers. Looks like that's been reduced to almost half and likely to be for first timers anyway.

So what does that mean for the future of Short Sales? Looks like the future is bright for investors but unfortunately no so for the distressed homeowner...or the health of the economy.

Help For Pre-Foreclosures

It seems evident now that there will be help in the Stimulus Bill for people in danger of Foreclosure. Again the future effects on Short Sales remains to be seen. I'm sure in the coming weeks after it's approval lenders will be scrutinizing the details and the news will trickle down to how it can best help consumers in trouble.

I heard it mentioned it will likely offer restructuring as a means of allowing homeowners to keep their home. That certainly will be a win win for everyone. Let's home the bill has it's desired effect of not only helping the economy but also distressed homeowners. Ultimately there may be a change in lenders attitudes toward investors hoping to do Short Sales but if that happens there will still be many other opportunities in Real Estate for investors. Anytime the climate changes investors need to be willing to change also to take advantage of whatever opportunity present itself. If it's not Short Sales then other options will prevail.

Are Short Sales on Hold?

If you've been working in the Short Sales market you know the climate has changed.
Just as there is so much uncertainty in the economy so it is in the mortgage lending industry. There will be funding provided by the government but no one seems quite sure how it will be applied or if the lack of funding will continue to motivate lenders to accept Short Sale offers. I wouldn't pass on a Short Sale if I were you or sitting on the sidelines for that matter. There is still millions to be made. Get your share.

Is a Short Sale better than Foreclosure?

Here's a question frequently asked: Is a Short Sale better than a foreclosure. The answer to that is "yes"! At least as of this writing it is. The reason for that is typically on loan applications borrowers are asked if they "ever" had a foreclosure. "Ever" as in "forever". Technically that could mean for the rest of your life you would have to confess that you once had a foreclosure even if it was 20 years ago.

The housing market is so bad during this recession that probably so point in the future loan applications may have a question that asks: Have you ever had a Short Sale, but to my knowledge it isn't being done so now.

With foreclosures at a record high that means a lot of people may not easily be able to get a loan in the future but I believe with so many being affected loan restrictions will likely loosen but don't expect that to happen anytime soon.

If you do find yourself in the unfortunate position of having to choose between a Short Sale and a Foreclosure the Short Sale may be best but as always seek professional advice before making a decision.
